The name Zbrojovka in Brno is known worldwide. For over a century, weapons, machine tools, tractors, cars, and computers were produced here. Now, new life is being breathed into the Zbrojovka area.

The history of the Zbrojovka complex began even before the factory itself was established, as there were artillery workshops on the site. The Czechoslovak state-owned company Zbrojovka Brno was founded here in 1918. After the closure of this famous Brno enterprise with its rich history in 2006, the industrial complex remained unused and fell into disrepair. The revitalization of this attractive, unused industrial site is currently being led by the multifunctional project Nová Zbrojovka, overseen by the CPI Property Group. The goal is to breathe new life into this brownfield and create a modern district offering quality housing, a wide range of services, as well as working and recreational opportunities. To preserve the unique "genius loci" of the area, the project will retain parts of the original industrial architecture.

The architectural and urban planning competition for Nová Zbrojovka, held in 2018, was won by the Kuba & Pilař architectural firm. They developed a Masterplan for the entire site, defining the future district's character. The area is divided into blocks, with designated spaces for residential, office, retail, and public service functions. The plan also includes the concept for the core infrastructure and transport links, connecting to existing networks.

The construction of the complex is divided into six phases. Demolition work started in 2017. The first renovated building, the former tool shop, named Zet office, was completed in 2019. The construction of the first new office building, primarily for office spaces, began in 2022. The renovation of the former management building was completed in 2023. The full regeneration of the area is planned to be completed by 2033.

The entire complex will feature several buildings, including the most recent four structures: Kotelna with the iconic Zbrojovka chimney, ZET.Office, Hall 76 hosting unique events, and the renovated HRAD – the former headquarters of the original Zbrojovka, which preserves many original design elements
